Floodstop

Millions of dollars in damages occur every year in condominiums and apartment complexes due to flooding from faulty plumbing appliances. In an effort to help our customers decrease liability and insurance costs, we at Clean Sewer Lines have found the following devices to be instrumental in reducing such losses.

FloodStop Water Heater Device:

A water heater is one of the single most damaging appliances in the home. Water heaters are continually under pressure so even a small leak can quickly flood and devastate a home or building. Whether at home, at work, or on vacation, these flooding events can go undetected for hours or even days until the water supply is manually shut off.

Water loss from unexpected appliance failures and hose ruptures are detected by FloodStop’s water/leak sensor and the water supply is automatically and immediately terminated. Easily installed between the water heater and its manual shutoff valve, the FloodStop sensor keeps the valve open until a water loss is detected. When the sensor detects a leak, the valve is closed and the alarm will sound, leaving all other household fixtures and appliances operational. The valve then stays closed until the problem is corrected and the system is reset.

The device can be powered by an AC Adaptor/Transformer or Batteries. Output contacts are available, which allow the Controller to connect with an alarm, home automation or auto-dialer systems if desired. This feature can be used to automatically alert/phone the property owner if the FloodStop sensor is activated.

FloodStop For Dishwashers & Toilets

Dishwasher leaks are often small and go unnoticed until a significant amount of damage is done. Such a leak can continue to collect under the dishwasher and then seep between the kitchen flooring and sub-flooring going undetected until the floor is visually buckled or warped. By this time, the cost for repairs is high.

Toilet overflows can also be the cause of significant property damage. The actual overflow usually takes a couple of minutes to begin and often goes unnoticed long after the occupant as left the bathroom.

The FloodStop device designed for dishwashers and toilets automatically shuts off the water supply to the appliance when a small continuous leak, broken component, leaking seal, overflow or a ruptured supply line is detected. The FloodStop valve is connected to the angle stop and supply line, a water/leak sensor is then placed at the base of the appliance or fixture. The valve stays open until a water loss is detected.

At this time, the sensor closes the FloodStop valve and sounds an alarm. The valve then stays closed until the problem is fixed and the system is reset.

The device can be powered by an AC Adaptor/Transformer or Batteries. Output contacts are available, which allow the Controller to connect with an alarm, home automation or auto-dialer systems if desired. This feature can be used to automatically alert/phone the property owner if the FloodStop sensor is activated.

Sewer Line Replacements

The first step in the broken sewer line repair process is to do a Video camera inspection of the pipe to identify the exact nature and location of the problem. Then Clean Sewer Lines Hawaii Inc. explains the options available to you and give you our recommendations.

The two primary repair options are:

In Place Pipe Lining – The latest innovation in pipe repair. Actually molds a new pipe right inside your old pipe without digging trenches. A great option when the problem is under patios, driveways, street or other areas difficult to dig.

Excavation – Traditional dig and repair method. There are two basic types: 1) Spot Repair: a small dig that often provides the best option when the problem area is easily accessible, confined to one spot, and the remainder of the pipe is in good condition; 2) Open Cut: a trench is dug to replace a stretch of damaged pipe when circumstances won’t allow trenchless pipe lining.

Root Intrusion

Root intrusion into sewer pipe systems is reported to cause 60% of all sewer clogs. Tree roots will naturally grow towards sewer pipes because they contain water and nutrients. When water flows through the pipes, vapor accumulates on the outside of the pipes which helps the trees to identify them. Intrusion of tree roots into sewer lines is very likely to occur in older piping. Once tree roots enter the pipes they can take over entire inside of the pipe with a net-like mass which can catch solids and debris that are flowing through the pipes and cause major clogs and problems.

Factors that contribute to damage include:

  • Sewer lines that were not installed properly
  • Shallow sewer lines
  • Leaky sewer lines
  • Trees and shrubs over sewer lines

What to look for

If you have trees in front of your Hawaii home and you are hearing gurgling noises coming from your toilet bowl, you may have slow flowing drains possibly caused by tree roots. Tree roots will continue to grow and place great pressure on to the pipes, causing them to crack or even burst. Very extreme root intrusion may mean that the pipes require complete replacement. Clean Sewer Lines Hawaii Inc. can video inspect to identify root intrusion areas and suggest best option for removal and repair.

Prevention

Some ways to reduce the invasion of tree roots into your sewer lines:

  1. Plant trees at least 12 feet away from sewer lines
  2. Choose trees and shrubs that are slow-growing with less aggressive root systems
  3. Replace tree sand shrubs when they get too large for the planting area
  4. Install bio-barrier around sewer lines when planting trees and shrubs

Trees generally have as much bio-mass underground as they have above the ground, in other words, Because the roots will spread horizontally as the tree grows and matures to be as large underground as above ground. The planting process may be adjusted to maintain an optimum root environment so tree roots stay within that environment and as far from the pipelines as possible.

Mold Abatement

Mold Abatement :  There are a few problems that are certain with mold.  Besides being potentially hazardous to your health, it also can cause extensive damage to personal property and dwellings.  As a plumbing company we are often first on site when there is a water leak or flooding and it’s often at this time that the mold is first noticed.

We retain on our staff a certified mold abatement and assessment tech that can assist in assessing the real issues including the overall affected areas, as well as what it will take to conduct a proper mold abatement project.  Mold often affects people differently.  Some people may not be affected much by the presence of mold, while others can require medical attention after exposure.  Young children, elderly, and those with predetermined respiratory issues are at a higher risk of getting ill due to the overexposure of mold.  We can take air samples to determine the amount of mold spores in a given area and also by taking pre and post air samples we are able to verify the effectiveness of the abatement project itself.
